Wong Amat Beach
A quieter, less crowded stretch of golden sand north of Naklua. The water is cleaner than central Pattaya Beach and the atmosphere is noticeably more relaxed. Sunbeds and umbrellas available for 100 THB. Best swimming conditions November–February when seas are calm.
High-End Condominiums
Wong Amat is defined by its luxury condo towers: The Riviera, Zire Wongamat, Northpoint, Reflections, and Palm Springs. Modern studios start around 15,000–20,000 THB/month; one-bedrooms with sea views run 25,000–40,000 THB. Most buildings have infinity pools, gyms, and 24-hour security.
Centara Grand Phratamnak
The Centara Grand Modus Resort anchors the luxury hospitality scene. Fine dining, spa services, and direct beach access. Several boutique hotels and serviced apartments also cater to upscale visitors and long-stay guests looking for resort-style living without the tourist chaos.
Dining & Restaurants
Upscale Thai and international restaurants line Wongamat Beach Road and Naklua Soi 16–18. Fresh seafood at Mum Aroi and Rim Talay, Italian at Prego, Japanese at Mantra. Street food options are fewer than central Pattaya but quality is high. Expect to pay 200–500 THB per meal at sit-down restaurants.
Expat Community
Wong Amat attracts a quieter, more established expat demographic — retirees, remote workers, and long-stay couples. Scandinavian, British, and Russian communities are well-represented. Social life centers around condo facilities, beach restaurants, and the nearby Naklua markets rather than nightlife.

Shopping & Amenities
Terminal 21 Pattaya is a 10-minute drive south. Tops Market and Villa Market in the area stock imported goods. 7-Elevens on every block. For major shopping, Central Marina mall in Naklua is walkable and has a cinema, restaurants, and grocery store.
Transportation
Songthaews (baht buses) run along Naklua Road connecting to central Pattaya for 10–20 THB. Grab taxis readily available with rides to Walking Street around 100–150 THB. Many residents use motorbikes or personal cars. The area is walkable within the beach zone but spread out otherwise.
Healthcare Nearby
Bangkok Hospital Pattaya is 10 minutes south — one of Thailand's best private hospitals with international patient departments. Several dental clinics and pharmacies along Naklua Road. Health insurance recommended; a hospital visit without insurance averages 2,000–5,000 THB for minor issues.
Safety & Security
One of the safest areas in Pattaya. Low crime rates, well-lit streets, and most condos have 24/7 security with CCTV. Very little nightlife noise or tourist-related disturbances. Suitable for families and solo travelers. Beach is patrolled during daytime hours.
Lifestyle & Atmosphere
Wong Amat offers a resort-like daily life — morning beach walks, poolside afternoons, sunset dinners. The pace is slower than central Pattaya. Ideal for those who want proximity to nightlife and entertainment (15-minute drive) without living in the middle of it.
Buying vs. Renting
Foreign ownership possible for condo units (freehold quota). Prices range from 2–8 million THB for studios and one-bedrooms, 8–20 million for premium sea-view units. Rental yields average 5–7% annually. Most newcomers rent first for 6–12 months before buying. Due diligence essential — use a reputable lawyer.
