Research Market Rates First
Before negotiating, know the going rate for your area and unit type. Check Facebook groups, property websites, and visit 3-5 similar properties.

Time Your Negotiation
Low season (May–October) gives you the most leverage. Month-end is also good — landlords prefer occupied units. Avoid negotiating during peak tourist season (Dec–Feb).
- June–August: Best time to negotiate (lowest demand)
- Mention you're ready to move in immediately
- If renewing, negotiate 1 month before lease ends
Offer a Longer Lease
Landlords value stability. Offering 6–12 month leases instead of month-to-month gives you leverage to ask for 10–20% discount.
- 6 months: ask for 5–10% off
- 12 months: ask for 10–20% off
- Prepaying 3+ months upfront can get extra discounts
Negotiate Beyond Rent
If the landlord won't budge on rent, negotiate other costs. These can save you thousands per month.
- Electricity rate: Government rate is ~4.5 THB/unit vs 7-9 THB charged by some landlords
- Water: Should be 18-20 THB/unit, not 30+
- WiFi included: Worth 500-800 THB/month
- Cleaning service: Some include weekly cleaning
- Deposit: Ask for 1 month instead of 2
Point Out Issues
Use any defects or dated features as negotiation leverage. Be polite but factual about issues you notice.
- Old air conditioning = higher electricity bills → ask for discount
- No gym/pool = reduced amenities → lower price justified
- Street noise, low floor, no view → mention as fair reason for discount
- Needed repairs = landlord investment → negotiate during signing
Be Ready to Walk Away
The most powerful negotiation tool. There are always more options in Pattaya. Never appear desperate.
- Have 2-3 backup options ready
- Say 'I'll think about it' — many landlords call back with better offers
- Mention competing options: 'Similar unit down the road is ฿X cheaper'
- Smile and be respectful — Thai culture values relationships over hard bargaining
