    Rent Prices: 2016 vs 2026

    2016: A decent studio condo in Jomtien rented for 5,000–7,000 THB/month. One-bedrooms in central Pattaya were 8,000–12,000 THB. 2026: The same studio now costs 8,000–12,000 THB, one-bedrooms 12,000–20,000 THB. Premium condos have doubled. East Pattaya remains the budget option. The condo glut of 2018–2020 has been largely absorbed.

    Walking Street Evolution

    2016: Peak chaos — packed every night with tourists, loud music, and aggressive touts. Dozens of go-go bars and clubs. 2026: Significantly quieter post-COVID.
