Step-by-Step Rental Process
Choose Your Area
Research neighborhoods based on your priorities: beach proximity, nightlife access, budget, or quiet living.
Search Online & Walk Around
Use Facebook groups (Pattaya Condos for Rent), property websites, and physically walk around your chosen area looking for 'For Rent' signs.
View Multiple Properties
Always see at least 3-5 places. Check water pressure, WiFi speed, air conditioning, and building security.
Negotiate the Price
Prices are almost always negotiable, especially for 3+ month leases. Ask for 10-20% off the listed price.
Check the Contract
Read carefully. Standard deposit is 2 months rent. Ensure it specifies: electricity rate, water rate, and refund conditions.
Move In
Take photos of everything on move-in day. Note any existing damage. Keep receipts for all payments.
